Booking the Accommodation

On our acceptance of the booking, we require a 20% deposit.

One week before arrival we require the Rent plus Bond paid.

Please note that the Bond will be fully refunded within two business days of leaving
providing that everything is in good order.

Electricity, gas and car parking included in price.

 Conditions    of   Guest  Tenancy

We hope your stay is an enjoyable one and we ask that you observe the following conditions to ensure that it all goes smoothly.In the event that these conditions are broken, we reserve the right to terminate the booking without refund.

• Number of Guests should not exceed the number stated on the Confirmation Notice or that subsequently agreed to in writing or email.
  We'd like guests to be mindful of others and so excessive noise is not permitted. For all properties, the noise level must be inaudible from neighbouring properties between 10pm and 8am Sun-Thu, and between 11pm and 9am Fri-Sat.
  
• No Smoking in the apartment. There are outdoor balconies where smoking is permitted. Please use ashtrays provided and please do not throw buts on the ground.
  
• No pets allowed
  
• All guests are expected to behave in a manner that does not cause distress to neighbours or interfere in any way with their right to enjoy their properties. We reserve the right to remove guests who do not adhere to this code of behaviour.
  In these cases, no refund will be due, and we will not be responsible for finding or funding alternate accommodation, nor will we be responsible for any other associated costs.
  
• Departure - the property should be left in a same condition as on arrival, with all rubbish removed. There is a $65 exit cleaning fee at the end of stay.
  
• If the tenancy is longer than a month, then fourteen days prior to end of agreement, we request that you allow inspection by prospective new tenants.
  
• If rent is monthly then rent must be paid one month in advance, and subsequently on due date. If rent remains unpaid for 3 days after due date, then it will be deemed to be in breach of contract.
  
• The Bond is not be used in lieu of rental.
  
• No bikes to be kept in the apartment. Please keep in the underground car park.
  
• On leaving the property please leave all keys & the remotes either on the coffee table or in the letterbox. They are specially coded and so expensive to replace. Thus if keys are lost there will be a $75 fee to replace them. Ditto for the garage remote - $75 to replace.
